On February 22,
2018, Ashley Ley and Laure Wassen from AKRF, Inc., Victoria Polidoro from Rodenhausen Chale, and
Planning Board members Chairman David Wylock, Valerie LaRobardier, and Peter Muroski, had a site
walk with the Applicant and their Engineer, Rich Rennia.
COMMENTS
AKRF provided comments on the proposed project in a memorandum dated February 5, 2018. While the
Applicant and their representative addressed some of these comments on the site walk, a formal response
should be provided to the Planning Board. The following additional comments are based on observations
from the site walk.
1. The Applicant indicated that the facility would be operated year round, and would host
approximately 120 people overnight. As noted in AKRF’s earlier memorandum, additional
information regarding the various overnight accommodations is required.
2. The Applicant indicated that they have retained a traffic consultant who is preparing a traffic impact
analysis. AKRF recommended that in addition to using Institute of Transportation Engineer (ITE)
trip generation rates, that case studies from similar sites in the Hudson Valley Region be considered.
The Applicant indicated that they anticipate visitors would travel to the site by car, or by Metro-
North and a shuttle operated by the Applicant.
3. Most of the project site is located within the New York State Agricultural District, with the exception
of the northernmost parcel. The Applicant has applied to place this parcel in the Agricultural District.
A decision is anticipated in April 2018.
