Please note that the master plan <br />provides a plan for both Agricultural uses that do not requires approval and the Non -Agricultural <br />uses that require Special Permit approval. <br />Below please find a response to the AKRF comment memorandum dated February 5, 2018: <br />SEQRA <br />1. The Agricultural farm management practices, including construction, maintenance and <br />repair of farm buildings and structures, and land use changes consistent with generally <br />accepted principles of farming are exempt from environmental review. It is anticipated <br />that the farm stay and event operations will be subject to SEQRA. <br />2. The proposed project is located within a New York State Agricultural District (DUTCO23) <br />therefore a nonagricultural use occurring within an agricultural district that exceeds 25 <br />percent of any Type I threshold would be considered a Type I under SEQRA. <br />a. There will be ±25 cabins and ±40 seasonal tent sites. The cabins will be basic and <br />rustic without kitchens about half of them will have bathrooms and half will utilize <br />shared bath house facilities. The 40 seasonal tent sites will consist of a simple wood <br />raised platform located amongst the existing terrain. The 40 seasonal tent sites will <br />utilize shared bath house facilities. The largest structure will be the Food and Farm <br />Hub at about 5,300 SF it will have a full commercial kitchen, bathrooms, seating, etc. <br />b. At this time the approximate area of disturbance is estimated to be 11.5 acres. <br />3. A full Environmental Assessment Form is provided with this submission.
