Harlem Valley Homestead Working Master Plan, prepared by Rennia Engineering Design, dated <br />5/9/18 <br />PROJECT DESCRIPTION <br />Harlem Valley Homestead LLC (the “Applicant”) proposes to create a center for rural and agrarian <br />learning, farm stays, farm events, and retreats (the “proposed project”) at the former Falconwood Farm <br />located at 147 Old Forge Road (Section/ Block/ Lot: 132600-7260-00-062777, 132600-7260-00-089448, <br />132600-7260-00-123597, 132600-7260-00-981478) (the “project site”). The project site is located within <br />the Rural District (RU), the Resource Conservation District (RC), the Stream Corridor Overlay District <br />(SC), the Floodplain Overlay District (FP), and the Aquifer Overlay District (AQ). The project site is also <br />located within a New York State Agricultural District (DUTC023). <br />The 247-acre project site is currently occupied by the former farm and associated residential uses <br />including but not limited to farm houses, barns, fields, and several single family residences. The <br />Applicants propose to renovate the existing farm facilities for agricultural use, which does not require <br />Planning Board approval. However, the Applicants also propose to introduce new site improvements <br />related to the farm stay program and events that do require Planning Board review and approval. These <br />improvements include accommodations for overnight guests and staff, including approximately 25 year <br />round cabins, approximately 40 seasonal tent sites, event space, and other site improvements. The <br />Applicant has presented the proposed project as a combination of a “Camp Type 1” and a “Country <br />Inn/Conference Center” use. Both uses require a Special Permit from the Planning Board.
