The concept plan should identify the buffers for all wetlands, lakes, and streams regulated by the <br />Scream Corridor Overlay District (§145-14). <br />3. The Master Plan should include a bulk table to verify adherence to the Town Code Density and <br />Dimensional Regulations (§145-11) and parking needs (§145-38). <br />4. An Erosion and Sediment Control Plan and SWPPP should be prepared according to Chapter 65 of <br />the Town Code, and reviewed by the Town Engineer. <br />OTHER COMMENTS <br />1. The Planning Board is in receipt of a letter from the Dutchess Land Conservancy dated 1/29/18. The <br />Applicant should address these comments and provide the Planning Board attorney with copies of <br />any relevant easements related to road access, housing and other structures, and <br />commercial/recreational use of the property. <br /> <br />
